Residents who know their neighbors don’t leave.

$3,900

Average cost of a single resident move-out — make-ready, vacancy loss, leasing time, and concessions.

29% → 47%

Renewal rate for residents with no neighbor connections versus those who know seven or more neighbors.

#1

“Sense of community” — the top driver of residents' perceived value, above amenities, maintenance, and price.

The problem

Most buildings spend on events. Events don’t build connection.

The average apartment community spends $870 a month on resident events. Residents show up, eat, and go home as strangers. The research is consistent: one-off mixers produce headcount, not relationships.

Real neighbor relationships require repeated contact in small groups, with something real to do together. When residents feel like they belong somewhere, they stay. When they don’t, they leave — and replacing them costs nearly $4,000.

The program

A dedicated facilitator inside your building for 120 days

Villager places a trained community facilitator inside your building for a 120-day pilot. Using research-backed methods, they build real relationships between your residents — and transfer ownership to resident leaders before leaving, so the community continues after the pilot ends.

Your staff doesn’t take on new responsibilities.

Villager does the work. Your team introduces the facilitator to residents and hands over move-in packets at signing. That’s it.

How it works

Four engines, running in parallel for 120 days

01

Weekly gatherings

Small bites in the clubhouse with rotating resident-led teams. The cooperative task — setting up, serving, cleaning up together — is what builds the bond, not the food.

02

Weekly prompts

One tip, challenge, or question every Monday via group chat and email. Short enough to read in ten seconds, specific enough to act on.

03

Neighbor introductions

Personalized introductions based on resident interests. “You and Maria both mentioned morning walks — want me to introduce you?” Specific relationships, not general familiarity.

04

Planning sessions

Monthly sessions where residents propose and vote on activities. By Month 3, they're running it themselves.

The evidence

This isn’t a new idea. The research is 70 years old.

Repeated contact in small groups

Residents need structured, recurring interaction in small groups to form lasting ties. Open mixers don't move the needle.

The 90-day window

New residents have roughly three months of heightened openness to forming new habits and connections. Villager front-loads the program to capture it.

Verplanken & Roy, 2016

Weekly prompts work

A randomized trial of 4,284 people across three countries found weekly prosocial neighbor prompts produced measurable gains in neighbor relationships.

KIND Challenge, 2024

Staffed programs deliver

An independent financial analysis of 24 communities running a staffed resident program found an average of $188,000 in added annual benefit per community.
